Tamiami Lanai Sunrooms & Patios has served the Tamiami Trail corridor since 2020, building sunroom additions, screen rooms, and patio enclosures for families throughout Miami-Dade County. We are locally owned, licensed, and insured - and we reply within one business day.

Most homes in Tamiami have a covered patio or side yard that sits unused most of the year. A sunroom addition turns that space into a real room - shaded, bug-free, and comfortable even during South Florida summers. For a concrete block home in this neighborhood, it is one of the most practical upgrades you can make.
Tamiami sits on the edge of the Everglades, which means mosquitoes, no-see-ums, and other insects are a real part of outdoor life here. A screen enclosure lets you enjoy your backyard without dealing with pests, even during the height of the summer rainy season.
Covered patios on Tamiami homes often lack real protection from afternoon thunderstorms. Enclosing the patio with a solid or screened structure keeps the space usable even when South Florida drops an inch of rain in twenty minutes.
While Tamiami does not have cold winters, insulated four season rooms control heat and humidity far better than open structures. Families who want to use the space for dining, a home office, or a playroom benefit most from this option.
Many Tamiami homes have an existing covered patio that is already partially framed - converting it into an enclosed sunroom saves on foundation costs and speeds up the job significantly compared to building from scratch.
The humidity and salt air around western Miami-Dade accelerates corrosion on metal frames. Vinyl frames never rust, do not need painting, and hold up well in the climate conditions that Tamiami homes deal with all year.
Tamiami sits in one of the most demanding building environments in the country. The combination of year-round heat, high humidity, intense UV exposure, and a hurricane season that runs from June through November means that any outdoor structure here faces conditions that would be unusual in most other states. Materials that hold up in Georgia or Texas degrade faster in South Florida. That is not a warning - it just means the choice of materials and construction methods matters more here than it would almost anywhere else.
The flat terrain and high water table around Tamiami also affect how outdoor structures are built and anchored. After heavy rain - which is a near-daily occurrence in summer - water does not drain quickly, and structures that are not properly sealed and elevated can develop moisture intrusion problems over time. Miami-Dade County also enforces some of the strictest wind-load building codes in the United States, specifically because of the area's hurricane history. Every structure we build in Tamiami is designed to meet or exceed those requirements.
Our crew works throughout Tamiami regularly, and we pull permits through Miami-Dade County Building Department for every project. Because Tamiami is an unincorporated community, there is no local city hall to deal with - permits come straight from the county, and we know that process well. We have worked on homes along the residential streets off the Tamiami Trail corridor, on properties that back up near Tamiami Executive Airport (TMB), and on homes closer to the edge of the Everglades National Park boundary.
The homes in this neighborhood are predominantly single-story and two-story concrete block structures - the standard construction for Miami-Dade since the 1960s and 1970s. We work with that building style daily and know how to tie outdoor structures properly into CBS foundations and walls without creating new moisture entry points. Most of the yards here are modest in size with fenced perimeters, and we plan our work to fit within those real-world constraints.
We also serve the surrounding communities on a regular basis. Homeowners in Kendall - which sits just east of Tamiami - have the same climate challenges and building stock, and we handle both areas from the same crew base. We reply to all new inquiries within one business day.

(786) 687-0296Tamiami is an unincorporated community in western Miami-Dade County, Florida, with a population of roughly 55,000. The community takes its name from the Tamiami Trail (US-41), the historic road built in the 1920s to connect Tampa to Miami across the Everglades, which runs straight through the heart of the neighborhood. The area is almost entirely residential, with streets of single-family homes branching off on both sides of the Trail. Most homes are concrete block construction, built between the 1960s and 1990s, and a large share are owner-occupied by long-term residents.
The western edge of Tamiami borders Everglades National Park, making it one of the few suburban communities in the United States that sits directly adjacent to a major national park. Tamiami Executive Airport serves the community as a general aviation hub. Because Tamiami has no incorporated city government, all permitting and public services are handled at the county level through Miami-Dade. The community is predominantly Hispanic, and Spanish is widely spoken throughout the neighborhood. Adjacent communities include Westchester to the northeast and Kendall to the east, both of which we serve as well.
